1. The sale deed for the individual plot is registered on
receipt of the entire payments under the contracts.
2. Cost of stamp paper, registration charges, legal and
miscellaneous expenses in connection with the registration of
land is to be borne by the purchasers.
3. Other expenses to be borne by the purchaser include all local
taxes, sales tax, building tax, construction workers welfare
fund, provident fund contributions if any, other statutory
payments in respect of construction carried out, maintenance
deposit, deposits for electrical, water, TV cables, telephone
connection etc., cabling charges, cost of transformer station
and generator (common) and for extra work if any.
4. The plans are not drawn to scale and are included for the
purpose of identification. The measurements shown in the plans
are indicative and may vary slightly.
5. The actual area of construction will be arrived at after the
construction is over and cost will be adjusted as per actual
area of construction.
6. Sanctioned building plans, title deeds and sale agreements
pertaining to land are available at our office for reference.
7. Monthly maintenance expenses are to be shared among the
members of the Owner's Association, which include expenses for
maintenance of common areas, common facilities provided
machineries, or equipments provided for common use and common
lighting.
8. The maintenance will be carried out by the builder till the
formation of the Owner's Association which will take over the
maintenance. Maintenance charges are payable monthly by owners.
Membership in the association is compulsory and not optional.
Maintenance deposit is collected from all owners by the builder
and after meeting the expenses, the balance will be transferred
to the Owners Association.
9. Overseas buyers should make their payments through normal
banking channel, amount payable at Thrissur.
10. All transactions are subject to Thrissur jurisdiction only.
11. This is a time bound project. In case the payments are not
made as per
the agreement signed the builder reserves the right to cancel
the allotment, in which case the amount remitted will be
returned only after allotment to another party, and without any
interest and subject to deduction of expenses.
12. Completion and delivery dates are indicated to give an idea
of the probable completion of the project. Every effort will be
made to complete and hand over the project within the stipulated
time. However no responsibility will be accepted for any delay
in completing the project due to unforeseen circumstances and
obtain the services from statutory bodies due to reasons beyond
the control of the builder.
13. All payments should be by Demand Drafts payable at Thrissur
Account Payee local cheques in favor of Haritha Homes, Thrissur.

14. For delayed payments we will be charging nominal bank
interest.
15. The Builder reserves the right to accept or reject
any application. |
